PRIDE & PROTECTION FOR YOUR HOME
Let's Talk About Cost!
A Home Inspection Should Not Be Treated Like A Toaster Oven!
For some commodities (like a toaster oven perhaps) and services "shoppers" are sometimes more concerned about the cheapest price rather than the highest quality. A Home Inspection should never be one of those items.
A home is the most expensive purchase you will ever make. You want the best value for your inspection. The national average for a General Home Inspection (GHI) 30 years ago was $300-$350. Today the average cost of an inspection in northeast Ohio is $350-$450. This cost can be as much as $800 or more depending on several factors:
- size of home
- age of home
- other structures on the property
- location of the home & the local market
Differences in Inspection Companies
One Home Inspector is not the same as the next. We are not selling toaster ovens. Some Inspectors have more or less experience than others, some have just "adequate" training or qualifications, some use better equipment and/or tools, while some may be less thorough than others. Price shopping does not work with the Home Inspection industry - even though people still do it anyway. Many times consumers may be very unhappy with their “bargain”. As with many consumer services, it’s important to remember that if you’re shopping for the “cheapest” you may just “get what you paid for,” and you may just have sacrificed quality. While we want to get the most for our money, the safety and condition of a home are not things you should want to skimp on.
Best Quality for the Most Important Purchase
An important statement often made in regards with real-estate is "buying a home is probably the most expensive purchase you’ll ever make." This is no time to shop for a cheap inspection. The cost of a home inspection is very small relative to the value of the home being inspected. In fact, as explained in a recent article, home inspections can save buyers $14000 on average. The additional cost of hiring an InterNACHI-Certified Professional Inspector® is almost insignificant by comparison. You’ve been recently crunching the numbers—shopping for a mortgage, adding up closing costs, and negotiating offers—and trying to get the best deals. Don’t stop now. Don’t let anyone talk you into skimping on the home inspection. InterNACHI-Certified Professional Inspectors® perform the best inspections by far. InterNACHI-Certified Professional Inspectors® earn their fees many times over. As the most qualified inspectors, they do more, they deserve more, and—yes—they generally charge a little more. Do yourself a favor and pay a little more for the quality inspection you deserve so that you can make a confident decision with peace of mind.
